PRIMARY FUNCTION

Under the general direction of the Community Development Director, the Facilities Manager is responsible for the maintenance and administration of APC buildings and grounds, including managing the staff, crew, on-the-job trainees, and contractors who provide the cleaning, maintenance, and repair services of APC facilities (200 units of housing and four common buildings) and the upkeep services of the APC grounds (34 acres including housing and common building sites, community garden and a parcel for a nursery).

DESCRIPTION OF DUTIES

Develop and maintain operations and maintenance master plan that includes scheduled maintenance, policies and procedures for responding to requests for repairs and maintenance, and a master schedule for providing 24/7 coverage to APC residents and commercial tenants

In conjunction with Community Development Director, prepare facilities and grounds operation budgets

Daily supervision of the maintenance crew, including the establishment of schedules, priorities, and work assignments

Daily supervision of janitorial staff, including the establishment of schedules, priorities, and work assignments

Daily supervision of the grounds crew, including schedules and work assignments

Daily supervision of on-the-job trainees, including schedules and work assignments

Procure and manage contracts for janitorial, maintenance, and grounds services, such as pest control, fire extinguisher maintenance, and specialized trade work.

Maintain APC vehicles and supervise authorized uses of APC vehicles

Work with the Project Manager to provide input in the design and construction of major building and grounds improvements.

QUALIFICATIONS & EXPERIENCE

Five years of experience in facility maintenance, construction, and/or grounds maintenance, including the ability to create maintenance plans and develop oral and written reports

General Contractor License is highly preferred.

Two years of experience in supervision of maintenance, construction and/or grounds maintenance staff

Experience working in residential maintenance and repair, with a preference for experience in low-income multi-family developments

Knowledge of basic building systems and building crafts, with experience in multiple crafts.

Ability to operate maintenance equipment i.e. forklift, Taylor Dunn

Basic knowledge of landscaping and grounds maintenance, and knowledge of organic/sustainable landscaping and permaculture

Experience with procurement and tracking of expenditures

Computer literacy required

Ability to diagnose and perform landscaping and repair/maintenance duties, including climbing stairs and ladders, bending over, using landscaping equipment, and lifting moderately heavy objects (up to 50 pounds)

Ability to interact with a wide variety of people in a calm, clear, non-threatening, collaborative manner (APC staff, residents, contractors, local agencies)

Good corrected reading vision

Good communication skills including written, verbal, in person and by telephone

Ability to learn new tasks and/or systems

Ability to speak clearly

Ability to operate a motor vehicle

Reasoning and thinking skills and ability to problem-solve
